Attic Access - If it's blocked, locked or screwed shut, a re-inspection will be required. Make sure there is access!
Crawl Space - it will be the homewoner's responsibility to make this area accessible, so that it can be inspected
Chipped/Peeling Paint - if the home is 1978 or older, chipped/peeling paint will need to be scraped & painted
Smoke detectors - must have one on each floor and outside each separate sleeping area.
GFI Outlets - need in the bathrooms and near open sinks in kitchen (per most local codes, not FHA)
Electrical - Exposed wiring or uncovered juntion boxes.
Broken - windows or doors will need to be repaired
Safety handrails - Should be installed in open stairwells of three or more stairs.
Appliances - must have operable stove & refrigerator
Plumbing - no leaking faucets and good pressure
Trip Hazard - cracked walkways, driveway, poorly installed carpeting
Roof - no more than 3 layers of shingles; must have 3-year life expectancy (determined by appraisers visual inspection)
Well & Septic - Appraiser will need to confirm the isolation distances from the Well to: Property line / 10', Septic tank / 50', *Drain field/100' (drain field reduced by 75' if allowed by local authority)
USDA (Rural Development) & VA Loans follow same handbook, but will also require....
